Hello everyone! It's been a busy few months and we've got some updates to share.

SOUTH ROADS MANAGER

As discussed in the July 2025 AGM, the GMLLOA has seen a 35% increase in developed properties since 2020. This, combined with the fact that we have over 50kms of roads to maintain, made it too big a task for volunteers to oversee. As of January, we have a new General Manager for the South Roads. You can reach Rick via email at southroads@gmlloa.ca with any and all of your roads concerns. Rick will coordinate work and budgets to ensure that our south roads are kept in good condition.

Randall continues as the roads chair for Molega North and you can reach him at northroads@gmlloa.ca.

BOOKKEEPER

The Association has contracted with Queens Business Centre in Truro to provide bookkeeping services. We've welcomed Heather to our team and you can reach her at accounts@gmlloa.ca for any accounting or invoicing questions.

BYLAW 27 RESPECTING PRIVATE ROAD MAINTENANCE CHARGES

A new draft of the bylaw was introduced in council on February 10 which reflected a great deal of new work from regional staff. Council has directed staff to conduct further review and recommend changes to the draft bylaw in consultation with lot owners associations and to present a revised version for presentation at a future regular council meeting by June of 2026. It's getting close, and we're hoping that this will be the final round - this timing will allow us to address bylaw adoption in our July 2026 AGM.

You can view comments from the GMLLOA (starting at 16:10 on the meeting clock) and the full council discussion on the Region of Queens youtube channel from (starting at 2:35:11).

DELIVERIES

With the increase in developed and full-time residents, comes an increase in delivery traffic. While the spring weight restrictions and muddy roads seem far in the future, now is the time to plan. Scheduling deliveries to avoid the spring thaw helps to minimise the number of delivery trucks on our roads - less traffic during those critical weeks means better roads for everyone.

On behalf of the GMLLOA board, we wish you all a very belated happy new year!
