GMLLOA – Spring Community Update

Hello everyone, and welcome to spring on the lake. As the weather turns warmer and projects begin, the GMLLOA Board wants to share a few seasonal reminders and updates to help keep our community safe, tidy, and running smoothly.


Building & Renovation Season

Spring is the busiest time for construction, driveway work, and property improvements.


Driveways and culverts: Any new driveway, culvert, or change to drainage requires an easement agreement with the Association before work begins. This protects the road and ensures proper water flow. See Section 8 (p 5) and Appendix A (p 9) of the Road Policy for policy details and requirements for lot owners installing or upgrading private driveways and culverts that intersect with Association roads.


Property owners are responsible for keeping driveway culverts clear. Blocked culverts cause road flooding and erosion, especially during spring rains. Please avoid placing brush in ditches, as it blocks water flow.


Construction and renovation debris: Must not be left at the garbage bins. All building waste should be taken to the Milton Community Recycling & Disposal Site located at 3750 Highway 8 toward Milton. You can also use South Shore Waste Management facility 908 Mullock Road, Whynotts Settlement but a tipping fee may be required.


Wildfire Season

As conditions dry out, wildfire risk increases across Queens County. Wildfire risk in Nova Scotia increases typically from May onward, peaking through the summer months.


Always check the provincial BurnSafe map before burning. It updates daily at 2:00 pm.

Fires can get out of control very quickly. If you see signs of fire that could spread call 911 immediately—do this before attempting to put it out yourselves


The Community Wildfire Protection Plan for Molega North is available on the GMLLOA website. The plan was developed by Molega North lot owners in 2023 because of the egress risks associated with “one way in one way out” access for lot owners and guests. Much of the plan content is relevant regardless of where your lot is located.


Additional resources are available at FireSmart Nova Scotia to help lot owners reduce their wildfire risk and increase wildfire resilience.


AGM & Community Involvement

The 2026 AGM will be held on July 11. This year will be a hybrid model—those who can attend in person will meet in Greenfield (venue TBD) and zoom access will be provided for those who cannot attend in person.


Location specifics and zoom link, agenda, special resolutions, director nomination forms, voting instructions, and how to submit questions in advance will be sent to all lot owners in mid June.


Lake Safety

As more residents return to the lake, please help keep Molega safe and enjoyable for everyone who uses it—boaters, paddlers, swimmers, anglers, and shoreline property owners.


Respect narrow coves and shared‑use areas — Many parts of Molega, especially on the north side, are narrow and heavily used by canoes, kayaks, paddleboards, and swimmers. Please reduce speed and avoid creating large wakes in these areas.


Wake‑friendly vs. wake‑sensitive zones — Boat wakes can damage docks, erode shorelines, and create hazards for paddlers. Please slow down near properties, beaches, and any area where non‑motorized craft are present.


Lifejackets for all ages — Every person on the water must have a properly fitted lifejacket. Children and weak swimmers should wear theirs at all times, even close to shore.


Visibility matters — Early mornings and evenings are popular quiet times on the lake. Sound carries far, and visibility can be low. Please use navigation lights when required and keep noise to a respectful level.


Right‑of‑way etiquette — Non‑motorized craft (canoes, kayaks, paddleboards) and swimmers always have the right of way. Please give them extra space, especially in narrow channels.


Respect wildlife and nesting areas — Loons, ducks, and other wildlife nest close to shore in spring. Please avoid high‑wake passes near shorelines and islands where birds may be nesting.

 

Waste Management

The Region of Queens Municipality is taking steps to improve oversight and consistency at our community waste sites. Test cameras for video surveillance will be installed at the Labelle and Narrows Road West locations within the next three weeks and updatedsignage will be installed at all grey box sites.


Green Bins — Please use these for organic waste. Unfortunately, some folks are tossing organics in the woods around the bin sites. This attracts animals and is unsightly and unsafe.
